Los Reyes Colonial


Casa Gail is a beautiful 4-bedroom colonial style house. It has four bedrooms, 2.5 bathrooms and an enclosed two car garage. All bedrooms and two bathrooms are on the second floor. The house has a maid’s quarter with private bathroom. The maid’s quarter is on ground level and could be used as a 5th bedroom. The spacious kitchen has granite countertops, stainless steel appliances, food pantry, a water filtration system and lots of cupboard space. There are two dining areas. The formal dining room seats 8-10 people. An area adjacent to the kitchen seats an additional 6-8 people. The formal living room is at the front of the house, adjacent to the dining room. The TV room is at the rear of the house. Sliding glass doors open from the TV room to a covered outdoor patio. The rear patio is used for entertaining and is also a great place to relax.   Casa Gail has 2,700 square feet under roof. The lot is 900 square meters and has privacy hedges on the perimeter. The lot is nicely landscaped. There is an automatic, underground sprinkler system for watering the lawn. The sprinkler system reduces the amount of water required to maintain an attractive lawn year around. Fruit trees in the backyard produce oranges, mandarins and lemons. Behind the lot is a common area that is 10 meters deep. Trees and shrubs in the common area provide an attractive buffer between residential lots.   Los Reyes is one of the safest residential developments in the San Jose area. Los Reyes employs a licensed security company. The security company is efficient, and their security processes very robust. Los Reyes is not targeted by criminals because they know it is difficult to enter and exit Los Reyes without being detected, and perhaps recorded. Los Reyes streets are well lit at night. Roads are patrolled 24/7 by security personnel on motorcycles. Security cameras are strategically placed along each road in the development. The cameras monitor and record movement 24/7. The owners of 160-A have had no security problems during their thirteen years at Los Reyes.   There is a storage bodega at the rear of the property. The bodega is currently used to store bicycles, a gas barbeque, the electronic control for the automatic lawn sprinkling system, and a pressurized water tank with electric pump.   The water pressure within Los Reyes sometimes fluctuates. To ensure ample water pressure for showering, an underground water tank was installed behind the bodega. Water from the Los Almendros system flows into the underground tank. Water from the underground tank is pumped to the pressure tank inside the bodega. The tank in the bodega has a sensor that controls the water pressure entering the house. A second benefit of the underground tank is that it holds sufficient water to satisfy a family’s essential needs when AyA occasionally shuts water off to perform maintenance activities.   Los Reyes has a reliable water source. Water has never been rationed in Los Reyes. Los Reyes also has an on-site sewage treatment plant. The sewage treatment facility is managed and operated by AyA.

Casa Gail is 15 years old. A new roof was added last year. The house has had only one owner, a retired American couple. Maintenance issues have always been promptly addressed. Casa Gail is in excellent condition and is ready for its next owner to move in and enjoy.   Los Reyes is strategically located. The development is less than 10 minutes from the Caldera Highway leading to San Jose and Pacific beaches. Los Reyes is 30 minutes from the Juan Santamaría International Airport and 25 minutes from the Multiplaza Shopping center in Escazu. La Gaucima has become one of San Jose’s most popular places to live. AutoMercado and several complementary businesses recently opened a shopping plaza 2 minutes from Los Reyes. Several nice restaurants are less than 5 minutes away.

Los Reyes is close to two of Costa Rica’s finest private schools. Country Day’s new campus in San Raphael is 20 minutes from Los Reyes. The GSD International School is building a new complex next door to Los Reyes. The GSD School opens in February 2018. When Country Day opened their new campus, school children living in Los Reyes no longer had to spend 2+ hours, each day, commuting to and from school. Students attending GSD will be able to walk to school or enjoy a short five minute ride. Living close to schools reduces transportation costs and, more importantly, gives students more time to sleep, study and participate in outside activities.   Los Reyes offers its residents many amenities. The Los Reyes Country Club has a challenging 9 hole golf course, golf practice range and putting green. The club also has tennis courts, swimming pools, an exercise gym, sauna, massage therapist and a clubhouse with bar and restaurant. Los Reyes has a beautiful soccer field, a basketball practice area and a family picnic area with barbeques.   If your family likes to exercise, you will love Los Reyes. The Club’s gym has a variety of modern exercise equipment and free weights. The gym is managed by an exercise specialist who helps residents develop personalized exercise programs. Residents enjoy walking, jogging and biking inside Los Reyes because there is little auto/truck traffic, and vehicles travel at slower speeds. The hilly terrain within Los Reyes enables residents to hike or bike routes of varying difficulty.

Monthly maintenance and security fees are $175/month. Garbage is picked up 3 days a week. Recyclable materials are collected once every two weeks. The Los Reyes maintenance crew is professionally managed. Maintenance workers do an excellent job mowing common areas and vacant lots.   Los Reyes has a resident’s association that is responsible for security and rules of conduct matters. Membership is voluntary. Members of the Resident’s Association pay annual dues of 20,000 colones. For a one time charge of 10,000 colones, association members can purchase a bar-coded windshield sticker that enables their vehicle to enter and exit Los Reyes using two unattended “express” lanes at the front gate.   The selling price of Casa Gail is $370,000. Single-family homes in Los Reyes are rarely offered for less than $400,000. Most homes currently for sale have asking prices over $500,000. Vacant lots in Los Reyes sell for $130,000 and up. Casa Gail could not be duplicated for $370,000.
